Monthly Home Maintenance Plan

Consistent home maintenance saves you money, time and stress by preventing major issues before they happen. Michael's monthly home maintenance subscription service gives you the peace of mind knowing that each month, Michaels will schedule a visit to your property to take care of ongoing and seasonal maintenance tasks, keeping your home operating in tip-top shape.



Your $219/month subscription includes:
✓ Up to TWO FREE whole-home humidifier filters installed each year
✓ ONE 2-hour visit each month addressing monthly menu items
✓ Up to twelve FREE 40 lb. bags of softener salt per year
✓ Up to FOUR FREE furnace filters installed each year
✓ FREE smoke detector battery replacements each year

MONTHLY SERVICES: SEASONAL SERVICES: ANNUAL SERVICES: 
  • Your dedicated handyman will spend a minimum of 2 hours addressing items on the MONTHLY MENU OF SERVICES. Any extra time will be dedicated to the homeowner's projects of choice. Each home is unique so the amount of extra time available for extra tasks will vary from month to month. (additional time can be added at the preferred homeowner's rate of $79/hr)
  • Each month, your water softener will be monitored and filled with premium salt as needed.
  • This plan includes monthly inspections of your home's exterior addressing minor issues such as caulk repairs, vents cleared, insects, wasp nests, etc.
  • Furnace filters inspected monthly and replaced up to four times each year.
  • Whole-home humidifier filters replaced up to twice per year.
  • Gutter inspection and cleaning

  • Drain sediment from water heater or clean filter in tankless heater
  • Visually inspect attic for pests and water damage
  • Monitor softener salt and furnace filter. Fill/replace as needed.

 April:

  • Clean sump pit and test pump. Sanitize if there are odors.
  • Inspect & clean gutters (Includes 100 feet of gutter under "normal" conditions not exceeding 20' above ground . Additional cleaning will be charged at the rate of $3/ft.)
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

 May:

  • Turn off humidifier and adjust manual seasonal dampers if present.
  • Inspect humidifier filter, replace as needed
  • Install window/door screens
  • Turn on exterior water
  • Inspect exterior hose bibs
  • Inspect & place garden hoses
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • Clean range vent grease filter
  • Turn off gas fireplace pilots
  • Clean & inspect A/C unit
  • Clean exterior air intakes
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

 July:

  • Clean bathroom fan grills
  • Fill minor asphalt and concrete cracks (Minor cracks are ¼" or less)
  • Clean exterior dryer vent
  • Empty/clean washing machine drain pump filter (accessible filters only)
  • Inspect and clean makeup air/heat exchanger filter
  • Monitor softener salt and furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

 August:

  • Descale dishwasher and clean out drain filter
  • Lubricate all garage door hinges, springs, bearings, rollers, and pivot points
  • Test garage safety shut-off
  • Inspect fire extinguisher

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
